What is an ADU?

An Accessory Dwelling Unit (ADU) is a separate, smaller, self contained housing unit that can be added to a residential property which has its own entrance and spaces.

There's three Main Categories of ADUs

Detached ADU: A building separate from the main house with it's own entrance and spaces.

Attached ADU: A unit that is addition or extension from the main house with it's own entrance and spaces.

Internal ADU: A unit that is within the main house, with or without an addition, and is usually accessed by a shared entry hallway. Typical Internal ADUs can include basement or attic conversions, or splitting a larger apartment or house into two smaller apartments.

You can even convert an existing Garage or other Accessory Building that you already have!

What is Required for an ADU?

An ADU must include all of the essential features of a home or apartment including:

  • Be a self-contained unit

  • Kitchen/kitchenette

  • Adequate light and ventilation

  • Emergency and Escape Access

What rules and laws apply to ADUs?

ADUs are allowed by-right in Massachusetts, but this doesn't mean that there aren't rules to follow! (And there are lots of rules to follow.)
